Damage Restoration Before & After in Miami, FL

Photos tell the truth faster than any list of certifications. A homeowner standing in two inches of water in Coral Gables doesn’t need adjectives; they need to know the floor can be saved, the drywall can be cut cleanly, and the mold won’t come back. Below are real jobs our crew has handled in Miami. The befores are rough. The afters are the point.

Water Damage Restoration: Burst Supply Line in a Coconut Grove Condo

BeforeBeforeAfterAfter
Before: Supply line failed while the owner was at work. Roughly 1,100 square feet of flooring saturated.
BeforeBeforeAfterAfter
After: New flooring, primed and painted baseboards, indoor RH back to 48%.

A braided stainless supply line gave out behind a second-floor laundry closet. Water ran for hours, through the walls and into the unit below. We set Dri-Eaz LGR dehumidifiers and Phoenix axial air movers the same afternoon, pulled the wet baseboards, and mapped moisture with thermal imaging. The result: no drywall on the ceiling had to come down below, and the owner was back in the unit eleven days later.

Mold Remediation: AC Condensate Drip in a Kendall Bedroom

BeforeBeforeAfterAfter
Before: AC condensate line dripped inside a wall cavity for weeks. Mold was present on the back of the drywall and along the baseboard.

After: Affected drywall removed, framing treated, new insulation installed, wall closed and repainted.

South Florida humidity does half the work for mold; a slow AC drip does the other half. The wall didn’t look terrible from the room side, which is the kicker with mold. We removed the bottom three feet of drywall, treated the studs, ran an XPOWER air scrubber for 72 hours, and only then rebuilt. The homeowner’s adjustable chair and dresser had to come out for a week and a half. Cleaner air is worth the short disruption.

Fire Damage Restoration: Kitchen Fire in Hialeah

professional water damage restoration technician extracting water from carpet with industrial equipment
Before: Grease fire on the stovetop sent soot through the kitchen and into the adjoining dining room.
Technician using industrial water extraction equipment during a flood damage restoration project.
After: Cabinets cleaned and sealed, ceiling repainted, the smoke odor gone.

Grease fires are fast and they leave a film on everything, not just the wall behind the stove. Soot sticks to cabinet faces, light fixtures, even the inside of drawers. We cleaned the salvageable cabinetry, used a B-Air air scrubber to pull odor out of the room, sealed the surfaces, and coordinated with the adjuster on what had to be replaced. The kitchen was back in service in about three weeks.

Water Damage Restoration: Water Heater Failure in a Brickell High-Rise

professional mold remediation specialist using air sampling equipment to test indoor air
Before: A 40-gallon water heater in a utility closet failed and sent water under the bedroom carpet.
Technician in protective suit performing mold remediation in a crawl space
After: Carpet dried in place, pad replaced, drywall cut and reinstalled.

In high-rise buildings, water travels down and out, which is why the management office got called before the owner even knew anything had happened. The subfloor was the real concern; moisture under carpet pad breeds problems fast. We floated the carpet, removed the wet pad, dried the slab, and replaced the pad. The carpet itself was salvageable, which saved the owner several thousand dollars.

Mold Remediation: Bathroom Exhaust Fan Failure in a Little Havana Bungalow

Technician performing professional mold remediation treatment in a crawl space.
Before: The bathroom exhaust fan had stopped pulling air. Mold bloomed on the ceiling around the fixture.
Restoration crew boarding up a home after fire damage
After: Affected ceiling area removed, treated, and repainted. New fan installed by the owner’s electrician.

An exhaust fan that doesn’t exhaust is a mold factory. This bathroom was small, which actually worked in our favor; containment took under an hour. The mold was limited to the ceiling drywall around the fan housing. We cut it out, sanitized the framing, and put the room back together. The owner handled the new fan. We told them what CFM to look for, and the bathroom has stayed clean since.

Water Damage Restoration: Refrigerator Ice Maker Line Leak in Doral

Technician in hazmat suit cleaning soot from wall after fire damage
Before: A pinhole leak in the ice maker line ran behind the refrigerator and under the hardwood for days before anyone noticed.
Technician using professional fogging equipment for smoke and fire damage restoration
After: Hardwood planks dried with Injectidry floor drying system, cupping reversed, no boards replaced.

Hardwood and water don’t mix, except when you catch it early enough to dry the floor in place. The leak was tiny, which meant the damage wasn’t obvious until the boards started to cup. We ran Injectidry drying mats that pull moisture up through the wood and out, plus a Phoenix dehumidifier to keep the room’s relative humidity low. The floor flattened back out. No refinishing needed, no boards pulled.
